ROLE & RESPONSIBILITIES

Randy oversees all financial aspects of the company, investor relations, property management, leasing, acquisitions, dispositions, and development. His expertise includes the ability to locate value in existing retail properties, development of retail properties with above average returns and a focused and efficient leasing and property management process.

CAREER HIGHLIGHTS

Randy was formerly vice president and chief operating officer of United Investors Realty Trust, a publicly-traded real estate investment trust, and Equity One Realty and Management Texas, Inc. He also served as Director of Acquisitions and Dispositions for both companies. In his capacity as an officer of these entities, he engaged in the acquisition of approximately $300 million and the disposition of approximately $50 million of income producing commercial properties and the management of over 3.5 million square feet of shopping center space. Since the formation of KM Realty in 2003, Mr. Keith through its affiliate partnerships has acquired 21 land parcels, developed or is in the process of developing 16 shopping centers on these land parcels, developed five single tenant buildings, acquired 20 shopping centers, and redeveloped four of these centers. In addition, KM Realty through its affiliate partnerships over the past four years has closed a total of over $45 million in long term, fixed rate refinancing of nine retail projects, which resulted in significant distributions to limited partners, and has sold 11 of the shopping centers it acquired or developed.

Randy is a graduate of the University of Texas at Austin where he received a B.B.A. in Accounting. Randy is a former Certified Public Accountant and a Registered Investment Advisor licensed by the National Association of Securities Dealers, Chartered Financial Analyst (Level I), and is an active member of the International Council of Shopping Centers.

ROLE & RESPONSIBILITIES

Steven Stone is responsible for the project leasing of several dozen un-anchored shopping centers in suburban Houston as well as developing new shopping centers.

CAREER HIGHLIGHTS

Steven joined KM in 2012 following his time spent at Professional Project Management Services, a management firm which served as a manager for the Fort Bend County Toll Road Authority and other local municipalities and governmental agencies. Since joining KM Realty, Steven has handled several hundred leases and renewals and has helped develop a number of shopping centers for the company.

Steven is a licensed real estate broker and currently an active member of the International Council of Shopping Centers (ICSC) and Commercial Real Estate Network (CREN) where he served for two years as President. Steven is a graduate of Texas Tech University’s Rawls College of Business and University of Houston’s C.T. Bauer College of Business MBA Program.

Doug established the Dallas office of KM. He is focusing on the project leasing of the KM portfolio in Dallas as well as tenant representation, third party projects, acquisition of quality retail assets, development of new projects, and brokerage.

CAREER HIGHLIGHTS

With over 30 years experience in commercial real estate Doug has been involved in all facets of the business, including project leasing and management, tenant representation, financing, development, acquisitions and property sales. He has been involved in the sale of over 750,000 square feet of retail space, numerous land transactions, and countless lease transactions. Some memorable projects he has been involved with include the recent opening of KM Realty’s first ground up shopping center development and the re-development of the Webb Chapel Village Shopping Center, where a former Sears building was redeveloped into a grocery anchored retail center and was awarded runner up for the Best Re-Development Project by the Dallas Business Journal.

Doug is currently an active member in the International Council of Shopping Centers and North Texas Commercial Association of Realtors. Doug received a Bachelor of Business Administration from The University of Missouri-Columbia in Marketing.

Annette manages the accounting department and oversees the daily accounting operations, financial reporting, budgeting and cash management. Since joining KM, she has implemented processes and procedures integral to the growth of the company.

CAREER HIGHLIGHTS

Annette joined KM in 2018 following twelve years as Controller for The Vista Companies, a Houston-based real estate services group responsible for the financial reporting of a $150 million mixed-use property. She served as Controller for Salsbury Industries, an industry leader in manufacturing commercial and residential mailboxes. Her professional experience includes auditing and tax for public accounting firms and mortgage banking.

Joseph has significant experience in the leasing, management, and development of all types of investment grade real estate and is an internationally recognized expert in shopping center management, leasing, due diligence, organizational development and change management.

CAREER HIGHLIGHTS

He had been working with Apollo Rida Europe as Senior Vice President from 2005 to 2015 and was responsible for the Asset Management, Leasing, Retail Acquisitions and Development Program of Apollo Rida’s 10,760,000 sf, $1.8 billion asset value portfolio in Poland, Russia and Germany, before returning to Houston. Prior to joining Apollo-Rida he was Managing Principal of Realty/REIT Advisors, from 1995 to 1998. RRA is a consulting practice that focused on providing real estate and organizational enhancements as well as real estate privatization advisement for USAID, IREM/EERPF and the governments of Poland, Hungary, Romania, Ukraine, Slovakia, and Russia.
He was formerly Vice President, Director of Asset Management and Leasing at URIT/Equity One from 1998 to 2003, where current KM Realty CEO was COO. From 1981 through 1995 he served as Vice President and Director of Operating Properties for Weingarten Realty Investors, one of the largest US Retail/Mixed-Use, REITs. In that capacity he led the management, marketing, and capital renovation departments for the entire WRI corporate portfolio. Additionally, he led all of the Corporate Change and Improvement Programs as internal OCM Manager. Prior to joining Weingarten, he was associated with Arlen Realty Management, Inc. where he started his real estate career.

Karp is on the national and international faculties of The International Council of Shopping Centers (ICSC) and the Institute of Real Estate Management (IREM) and he has also contributed as author, co-author, or editorial consultant to several IREM, ICSC, CREI, and other industry publications. He is a member of the Russian, Belarusian, Turkish and US Council of Shopping Centers and is a regular speaker for those associations. Karp attended the University of Maryland, Munich Campus, Munich, Germany and completed his BS degree from Arizona State University.

CAREER HIGHLIGHTS

Donna began her real estate career in 1990 at Uniteg Investment Company, a family-owned real estate company that owned over one million square feet of Class A grocery-anchored and retail shopping centers in Houston. She was employed by Uniteg for seven years until the company’s properties were purchased by United Investors Realty Trust (“UIRT”). Ms. Keith continued her retail leasing career with UIRT for two years before taking a position with Trammell Crow in their project leasing department. Ms. Keith was hired by Vista Equities in 2003 as Vice President of Leasing and was responsible for leasing Vista’s newly constructed retail developments and in particular, La Centerra at Cinco Ranch, an affluent planned community located in west Houston. In addition to procuring and securing 28 tenants, Donna has successfully negotiated leases with many national and regional retail and restaurant tenants, including Snooze, Chico’s, Soma, Trader Joe’s and Alamo Draft House.

Mike’s professional experience includes project management of portable building construction prior to joining KM in 2014.
